• Collect all U/C documents from agents and share disclosures with the agent
• Update contact sheet and calendar in
• Send email introduction letter to co-op agent, title closing agent, and lender
• Attach the contact sheet and calendar to the co-op agent (and their TC if applicable), title company, closing agent, and lender with an emailed introduction letter
• Submit all executed contracts, counter-proposals, Amend/Extend, and Addendums (if applicable) to the title company to begin the title policy process per the Purchase Agreement/Counter Offer with an introduction letter
• Submit all executed contracts, counter-proposals, Amend/Extends-Addendums (if applicable) to the lender (on the buy side) with an introduction letter
• Notify client of title company location, contact information, and deadline date of EM drop off
• Submit all required U/C documents to Compliance
• Contact the title company for a copy of the EM check and receipt and email the receipt to the co-op agent
• Confirm inspection has been set up per the Purchase Agreement/Counter Offer deadline
• Collect HOA documents per Purchase Agreement/Counter Offer deadlines and email to the buyer agent (if on the list side) or to the buyer (if on buy-side) and upload them into your preferred Document system.
• Gather additional executed documents and upload into your preferred Docs Management in a timely manner; check documents for signatures, initials, and that dates are complete
• Confirm Appraisal has been set up with seller’s agent or with the seller in accordance with Purchase Agreement/Counter Offer deadlines
• Keeping in contact with the title company and lender throughout the transaction. Provide agent email updates on status of transaction with deadlines throughout the process
• If TC is completing CDA request, form MUST BE approved by agent before submitting to Compliance
• Conduct final audit of file 7 days prior to closing to ensure all docs are uploaded and file is complete
• Submit CDA request to Compliance upon file final audit
• Set up final walk-thru of the property and Closing if requested
